Ten Tips to Homeownership Month

Owning your own home is an incredible accomplishment, but it can also feel like a detailed, stressful, and sometimes intimidating process. Everyone who has purchased a home will likely have advice and suggestions to share, and while those insights can be helpful, they can also become overwhelming. The good news is that preparation and the right support system can make the journey smoother.

Here are 10 helpful tips to guide you at any stage in your pursuit of home ownership.

Tip 1 – Assess Your Financial Profile

Take an honest look at your finances. Can you comfortably afford the responsibilities that come with homeownership? Do you have a healthy savings account and a consistent savings strategy in place? Remember, owning a home involves more than just a mortgage payment: there are maintenance costs, utilities, insurance, and unexpected expenses to consider as well.

Tip 2 – Understand Your Credit Health

Know your credit standing and financial worthiness before beginning the process. Request your free credit report through Annual Credit Report.com to see what lenders will see. Review your report carefully, dispute any inaccuracies, and if possible, become familiar with your credit scores (some companies provide your score for free, but be aware that not all free scores are the same as your lender will see). A strong credit profile can help you qualify for better loan options and lower interest rates.

Tip 3 – Shop Around for a Lender

If you feel your financial health and credit profile are in a good place, begin researching lenders. Read reviews, compare loan products, and ask trusted family or friends for recommendations. A helpful tip: narrow your search to at least three lenders and have all three pull your credit within the same 30-day period. Multiple mortgage inquiries within that timeframe are typically counted as one inquiry for credit scoring purposes.  In addition, consider lenders who can provide down payment assistance (if you can qualify).  In our area, the biggest opportunity is through the Federal Home Loan Bank of Chicago members (participating-lenders.xlsx).

Tip 4 – Build Your Budget

Before falling in love with a home, determine what monthly payment is truly affordable for your lifestyle. Consider your current expenses, future goals, and emergency savings. Just because you qualify for a certain loan amount does not necessarily mean you should spend that full amount.

Tip 5 – Create Your House Wish List

Once you understand your budget, start making a list of what you want in a home. Include your “must-haves,” “nice-to-haves,” and things you absolutely do not want. Think about location, school districts, commute times, number of bedrooms, yard space, and future family needs.

Tip 6 – Save for Upfront Costs

Buying a home comes with several upfront expenses beyond the down payment. Be prepared for closing costs, inspections, earnest money deposits, moving expenses, and potential repairs or updates after purchase. Planning ahead can help reduce stress later in the process.  Also, if you know where you plan to purchase a home, see if there are any available down payment assistance programs for that municipality.

Tip 7 – Find a Buyer’s Agent

A buyer’s agent is there to represent your best interests throughout the homebuying process. This professional can help guide you through negotiations, contracts, inspections, and deadlines. Trusted family and friends can often provide valuable referrals for experienced agents in your area.

Tip 8 – Stay Organized

Keep all important financial and homebuying documents in one place. Lenders often request updated pay stubs, bank statements, tax returns, and other paperwork throughout the process. Staying organized can help prevent delays and reduce frustration.

Tip 9 – Visit Open Houses

Take time to attend open houses and explore different styles of homes and layouts. Seeing properties in person can help you better understand what features matter most to you and may even introduce you to options you had not previously considered.
